IKOS Investments undertakes Joint Ventures with developers and investor clients. We actively formulate investment consortiums to undertake property development projects. For any given scheme we form a limited
company and allocate a shareholding based on the amount of investment
undertaken by any individual investor. We look to deliver 20% return
on overall project cost expenditure and deliver a 50-70% return
on capital employed depending on the bank gearing ratio.
A typical refurbishment project is the apartment scheme of 18 residential
units in Riga, Latvia, as summarised below. The program below shows
a development period of 12 months for the project, as shown, with
a 20% return on cost and 67% return on capital employed. This would
be the typical target return that would be enjoyed by any given
investor, as per the attached Development Appraisal.
We use a robust procurement system
for any given project, which commences with a
technical due diligence process and risk assessment. As part of
the due diligence process
we also undertake extensive market research on the local market
and provide co-investors
with project updates through every stage of a project.
We work with experienced professionals including Architects, Structural
Engineers, Mechanical and Electrical engineers, Surveyors, Acousticians,
Landscape Architects and Highways Engineers and appoint experienced
contractors on a fixed contract basis for any given project.
