IKOS Investments undertakes Joint Ventures with developers and investor clients. We actively formulate investment consortiums to undertake property development projects. For any given scheme we form a limited company and allocate a shareholding based on the amount of investment undertaken by any individual investor. We look to deliver 20% return on overall project cost expenditure and deliver a 50-70% return on capital employed depending on the bank gearing ratio.

A typical refurbishment project is the apartment scheme of 18 residential units in Riga, Latvia, as summarised below. The program below shows a development period of 12 months for the project, as shown, with a 20% return on cost and 67% return on capital employed. This would be the typical target return that would be enjoyed by any given investor, as per the attached Development Appraisal.

We use a robust procurement system for any given project, which commences with a technical due diligence process and risk assessment. As part of the due diligence process we also undertake extensive market research on the local market and provide co-investors with project updates through every stage of a project.

We work with experienced professionals including Architects, Structural Engineers, Mechanical and Electrical engineers, Surveyors, Acousticians, Landscape Architects and Highways Engineers and appoint experienced contractors on a fixed contract basis for any given project.


Blue SquareProperty Investment Opportunities

We are currently devising a £3,000,000 five year closed investment fund which will allow investors to invest a minimum of £10,000 or any multiple of £10,000. Each investor will then be given a shareholding in the fund, proportionate to the amount invested, and receive regular reports on how the overall fund is being invested over the five year period, together with regular financial reports and yearly accounts. We are targeting 20% per annum growth on net assets. After the five year period all assets/property investments will be liquidated and sale proceeds returned to our investors, based on original shareholding.

The fund will be spread across our specialist European Property Markets and will broadly be divided as follows:

20% Liquid – The fund will be approximately 20% liquid at all times.

20% Income Producing Investments – 25% of proceeds will be in rent producing property investments.

60% Property Development Opportunities – The fund will have a large weighting in property development opportunities as this form of investment, on average, produces the highest return on investment.


The fund will be looking to take 60-70% gearing from major banking institutions on all investments, to deliver better Returns on Capital Employed.
